Buyer Representation

Purchasing a home is becoming a reality for more Americans each year. Government statistics indicate that the home ownership rate peaked at 67.7% in the year 2000.

However, purchasing Real Estate is a major transaction which includes several details that require attention. There are many factors that come to play during the transaction – legal, financial and emotional. 

Most first time buyers tend to recruit a licensed Real Estate Agent to represent them. However, depending on the laws in your state and the agreement you have with your agent, he/she may be working in the best interest of the seller on not the buyer.

To ensure that your agent is working in your best interest, you ought to consider engaging your agent with a buyer representative agreement.

 

What is a Buyer Representative?
A Buyer Representative works exclusively for you - the buyer.
 
A Buyers Representative will:

- Assess the buyer’s real estate needs and wants and research properties that best match that description.
- Help the buyer in determining the amount of capital they can afford for properties the suggested price range.
- Offer suggestions and accompany the buyer on open house viewing's.
- Identify and advise the buyer of potential problems associated with selected properties.
- Advise the buyer in securing capital needed for down payments.
- Fully represent the buyer throughout the entire transaction.
   

The Buyer Representative Agreement.
Before reviewing properties, the buyer and the buyer’s representative must draw a mutual written agreement on the representative fees. The agreement should clearly define the responsibilities of both parties throughout the purchase process.
